Commonly Used Terms
- Acrobat Reader
- A program by Adobe that allows the viewing and printing of PDF files.
- Administrator
- A user or processor with administrative access to 1 Source Data.
- Batch Order
- The process of ordering multiple credit reports at the same time.
- Borrower
- The primary applicant for a loan.
- Broker
- In this sense, users who use 1 Source Data to order credit reports, RMCRs, and supplements. Brokers are either employed by or act as agents of lenders and investors to offer loans to consumers. See also Customer.
- Client
- see Customer
- Co-borrower
- A second applicant for a loan, usually the borrower's spouse.
- Consumer
- A potential customer of the broker or lender. see Borrower
- CRA
- Credit Reporting Agency. A trusted agency mediating the flow of data between the credit repositories and companies needing credit reports and customer services.
- CreditAPI
- A feature of 1 Source Data that allows customers to develop their own applicantion and pull credit data from 1 Source Data via a Web connection.
- Credit Bureau
- A company that sells credit reports. Often refers to the credit repository, but could also refers the CRA.
- Credit Processor
- Someone who processes supplement requests and RMCRs; usually an employee or agent of a CRA. Processors are generally capable of editing credit data after verifying them.
- Credit Provider

- Credit Repository
- A repository of credit data. Usually limited to the three largest bureaus: Equifax, Experian, and Trans Union.
- Customer
- In this sense, a company using 1 Source Data to order credit reports through a CRA; i.e., a customer of the CRA. Employees and agents of these customers are referred to as loan officers, loan processors, or users.
- Delinquent
- Term used to describe overdue accounts.
- Derogatory
- A record showing undesirable activity. Most often used to describe delinquent tradeline.
- Desktop
- The starting point for many functions in 1 Source Data.
- ECOA
- Abbreviation for the Equal Credit Opportunity Act. ECOA statistics are included in credit reports; see the ECOA question in the FAQ for more details.
- EF
- Abbreviation for Equifax, one of three main credit repositories.
- End User
- A user that is not an administrator or a processor.
- ePass
- A proprietary communication standard used by Ellie Mae's ContourSoft and Genesis2000 LOS.
- ePrint
- A module allowing quick printing of PDF files. See the printing FAQ for more details.
- Fannie Mae
- A privately-owned, publicly-sanctioned mortgage lender. Operates the MORNETPlus network, and directly competes with Freddie Mac.
- Fannie Mae Provider
- A company authorized by Fannie Mae to return reports directly to MORNETPlus. 1 Source Data works with TransChicago and Credit Systems Design.
- FMAC
- Abbreviation for Freddie Mac.
- FNMA
- Abbreviation for Fannie Mae.
- Flood Insurance
- Flood insurance policies may be required by Federal law in certain high-risk areas. Flood Zone Determination purchased in 1 Source Data are processed through GeoTrac, and may include (at extra cost) a guarantee that the certificate is good for the life of the loan. See also HMDA.
- Freddie Mac
- A privately-owned, publicly-sanction mortgage lender with a charter similar to Fannie Mae's. Operates the Loan Prospector network.
- Freddie Mac Provider
- A company authorized by Freddie Mac to return reports directly to Loan Prospector. 1 Source Data only works with TransChicago.
- GeoTrac
- A company that provides geostatistical data for use in flood insurance reports.
- HMDA
- Abbreviation for the Home Mortgage Disclosure Act of 1975. When used with flood insurance, the HMDA mandates a certain amount and format of geostatistical data.
- HTML
- HyperText Markup Language. The common language of the Internet, read by Internet Explorer and other Web browsers. Unfortunately, printing quality is not guaranteed, requiring formats like PDF for accurate printing.
- Internet Explorer
- Industry-leading web browser authored by Microsoft.
- Investor
- In this sense, people or companies interested in buying portfolio that include mortgage loans.
- Invoice
- A statement listing transaction items and related costs. Invoices are payable to your CRA.
- Lender
- An insitution that funds loans and is responsible if a loan default. Lenders will often fund loans through brokers.
- Loan Officer
- An employee for the broker or lender whose primary functions are to the do the marketing and interactive with the consumers.
- Loan Processor
- An employee for the broker or lender whose primary function is to the do the back end of the loan process for the loan officers such as ordering mortgage products and services and ensuring that all the required paperwork are signed by the appropriate parties.
- Loan Prospector
- Freddie Mac's online approval network. 1 Source Data will generate supplements for use with Loan Prospector, but the systems are not connected. Requests through Loan Prospector must go through a Freddie Mac Provider.
- LOS
- Loan Origination System. A software package that runs on a user's computer, allowing the user to handle and track loan applications. See also LOS Interface.
- LOS Interface
- Software that allows communication of borrower data and credit reports between an LOS package and 1 Source Data. Refer to the LOS Interface Guide.
- Main Desktop

- 1 Source Data
- 1 Source Data. A versatile, stable, and powerful Web-based credit reporting system developed by 1 Source Data.
- MORNETPlus
- Fannie Mae's online approval network. 1 Source Data will generate reissue numbers and supplements for use with MORNETPlus, but the systems are not connected. Requests through MORNETPlus must go through a Fannie Mae Provider.
- PDF
- Portable Document Format A file type that preserves document formatting from one computer platform to another, ensuring consistent printing results. Used by Adobe Acrobat Reader. Compare to HTML.
- Prequal
- A prequalification credit report that hasn't been verified or edited by the credit processor.
- Processor
- see Credit Processor.
- Reference #
- A user-defined reference number. Usually an optional field when ordering credit reports, but can to be required by your CRA. The loan number is usually entered here for tracking costs of a loan.
- RMCR
- Residential Mortgage Credit Report. A refined version of a prequal credit report that has been reviewed and verified by processors.
- SSN
- Abbreviation for Social Security Number.
- Supplement
- A supplemental request, ordered by a user and completed by a processor. Often used to clarify incomplete, missing, or questionable data on tradelines, public records, employment histories, and so forth. See also RMCR.
- TC
- Abbreviation for Trans Chicago, an authorized Fannie Mae Provider and Freddie Mac Provider.
- Tradeline
- A specific credit account held by a borrower.
- TU
- Abbreviation for Trans Union, one of three main credit repositories.
- Unmerge
- (a): The act of removing one or more sources of data from a credit report. See the Unmerge Report feature.
- (b): An unmerged prequal.
- User
- An employee of CRA's customer that is authorized to use the 1 Source Data system.
- XP
- Abbreviation for Experian, one of three main credit repositories.
